What a 16 by 12 foot deck costs in materials
At the reference prices below, a 16 by 12 foot treated deck 3 feet up comes to about $2,020 in materials: roughly $626 of decking, $99 of screws, $374 of framing lumber, $119 of posts, $44 of concrete, $174 of connectors and flashing, and $586 of guard. The guard is close to a third of it, which is the figure most people have not budgeted for.
Every one of those prices is a box. Type what your yard charges and the row, the total and the cheapest bag combination all move with it. Lumber is priced by the foot, so a price per 16 foot board divided by 16 is the number to type. Untick anything you already have.
What is in the list and what is not
In: decking, decking fasteners, joists, rim, ledger, ledger lags, flashing, beam plies, posts, post bases, joist hangers, hurricane ties, footing concrete, guard posts, guard rail and balusters. That is the whole frame and the whole deck surface.
Not in: labour, the permit, stairs, a pier or tube form above the footing pad, diagonal bracing at corner posts over 2 feet, joist tape, fascia, and anything below the pad that your frost line adds. Stairs are a separate page. Labour on a deck commonly runs at or above the materials, so a quote near twice this figure is not out of line.
The prices here are estimates, and say so
Only the 6×6 post price was read off a shelf. The rest are worked from ordinary ratios and are marked as estimates in the assumptions, each with a note saying where it came from — they are there so you have a number to correct, not a number to trust. Prices move by region, by season and by treatment, and treated lumber in particular has swung by more than half inside a single year.
Composite decking changes the total more than anything else on the page: the same deck in composite is about $3,600, with the boards alone near $1,200 against $630. The frame, the footings and the guard barely move.
